Can I really sell my home myself?
Yes. The tools and workflows in Halcyon List are designed to be used by an owner without prior real estate experience. You get a guided intake, an MLS listing through our brokerage, a pricing range from local comps, AI help with the listing description, an offer comparison workspace, and a contract-to-close checklist. If you want a second set of eyes at any point — pricing, an offer, repairs — Guided and Concierge tiers include broker support, and DIY can bring in expert consultations as add-ons.
Will my listing appear on Zillow and major websites?
Yes. Halcyon List submits to the local MLS, which syndicates automatically to Zillow, Redfin, Realtor.com, and the major search portals. Your listing looks the same as any agent-listed home on those sites.
Do I have to offer buyer agent compensation?
No. Since the August 2024 NAR settlement, buyer-agent compensation is fully separate from the listing and fully controlled by the seller. You decide if, how much, and how to offer it — most commonly as a contract concession negotiated at offer time. We walk you through your options.
What if I need help negotiating?
Two paths. The Halcyon dashboard has negotiation guidance — scripts and frameworks for counteroffers, repair credits, and concessions — available in every tier. For real-time help on a specific offer, Guided and Concierge include broker support; DIY sellers can add it as a consultation.
Is Halcyon a brokerage?
Yes. Halcyon List is a licensed real estate brokerage. Your listing is held under our brokerage license; required Texas disclosures (IABS, Seller's Disclosure, lead-based paint where applicable, HOA addenda) flow through the normal brokerage process. We are not a forms vendor or a marketplace — we are your brokerage of record.
Can I upgrade plans later?
Yes. You can move up at any time — pay the difference and the upgraded support kicks in. Most sellers start on DIY and upgrade if an unexpected wrinkle comes up.
What areas do you serve?
Texas, statewide. We work with sellers in Austin (ABOR), Houston (HAR), Dallas–Fort Worth (NTREIS/MetroTex), San Antonio (SABOR), and the smaller boards in Waco, Temple, College Station, and beyond.
What happens after I sign up?
You complete a guided intake — about six minutes — then your assigned broker reviews everything, finalizes your MLS listing, and your home goes live within a few business days. You manage offers, showings, and the path to close inside Halcyon. The fee is paid at closing, not upfront. If your home doesn't sell, you don't pay.
